The government’s recent White Paper has highlighted a number of housing challenges that are facing local communities across the UK.
It’s no secret that demand for housing is outstripping the current availability and it’s forcing up house and rents prices making it more and more difficult for people to afford somewhere to live and even causing an increasing amount of people to become homeless. The average couple now spend roughly half their salary to a landlord each month and it’s envisaged that by 2020 only a quarter of 30 year olds will be able to own their own home. Sky high property prices are also preventing people moving to key employment areas and companies are struggling to attract the skilled workforce that they need to grow.
It is important that local authorities are able to work with a partner that is able to bring an end to end solution to a local authority in terms of meeting key objectives. The benefits of a Housing Delivery Plan is that it enables the critical components of a successful housing development to be considered in a single document. This helps to produce focused and informed discussions as well and enabling project approvals to be handled on a streamlined and purposeful way to speed up the development process.
Speeding up the pace of housing delivery with modular house building.
A specific area of expertise we are focusing on is in use of the emerging off-site manufacturing sector, which can produce completed homes 50-70% faster than traditional house builds, enabling better achievement of housing demand and bringing in rental and Council tax income much earlier for local authorities.
Capita’s role includes working with housing associations and local authorities to identify sites suitable for modular housing development and creating the most favourable site layouts. This involves product appraisal, architectural design that is commensurate with the manufacturing process, planning services, site surveying, cost modelling and the implementation of a procurement strategy.
